Why Investing in This Property
Most beachfront land in eastern Indonesia is sold as a certificate and a set of coordinates. Here, somebody bought this site in 2019 and spent the following years doing every unglamorous thing that normally stands between a buyer and a finished building. Three hundred metres of stone wall. Two gates. Power and water reticulated across the whole site. Fibre-optic internet. Perimeter lighting. Three containers converted into workshops with their own panels and pumps. Two slabs poured, one bungalow already weather-tight with its bathroom built. And the permit — a tourism IMB for four bungalows and a pool — already approved.
On a remote island, the administrative and preparatory phase of a project is where time and money disappear. Securing the lease, notarising it, obtaining a tourism permit, running power and water to a coastal plot, walling and securing it, and getting a workshop and storage on site is two years of somebody's life and a substantial spend before a single guest arrives. Every one of those items is done, and the materials for the next phase are sitting in a container waiting.
The practical consequence is that you could finish the two bungalows and be operating within months rather than years. That is a fundamentally different proposition from raw beachfront.
The divisibility is worth noting too. The land can be split into 1,250 or 2,500 square metre plots, which lets you take a portion, build, and sell or hold the rest. On a fifty-are beachfront site with a permit already covering four bungalows, that flexibility is real.
