A four-bedroom villa one hundred metres from Jimbaran Beach — a minute's walk — on 850 m² of freehold land, with 400 m² of building across two levels.

Two bedrooms on the ground floor and two upstairs, each with access to a balcony. The upper level also holds a second lounge. The main living area is enclosed and generous, running into a fully equipped kitchen.

The character comes from the materials: wooden doors and windows, limestone floors, and a consistent Balinese-inspired treatment throughout.

Outside, a 15 by 4 metre swimming pool, outdoor showers, a barbecue and a landscaped garden with real space around it.

Built in 2015 and maintained since. Water comes from both a deep well and the PDAM mains. Storage rooms, car and scooter parking. Sold fully furnished.

Why Investing in This Property

Eight and a half are of freehold land, a hundred metres from Jimbaran Beach. That sentence contains two things that cannot be manufactured, and they are the whole of the investment case.

The freehold first. Almost everything that trades in Bali is leasehold — twenty, twenty-five, thirty years, after which the land returns to its owner. A leasehold villa is a wasting asset: every year you hold it, there is one year less to sell, and the buyer after you gets less than you did. Freehold does not run down. It is the only structure in which a Bali property compounds rather than counts backwards, and within a hundred metres of a beach on the south coast, it is very close to unobtainable.

The land is the second. Eight hundred and fifty square metres this close to the shoreline, with a 400 m² house on it, means more than half the plot is garden. The streets between Jimbaran Beach and the main road were built out long ago; plots of this size do not come back on the market, and nothing new is created. That combination — freehold, large, and a minute from the sand — is what makes this a long position rather than a trade.

On the house itself, the materials are what will still be there in twenty years. Solid wooden doors and windows, limestone floors, a coherent Balinese treatment rather than whatever was fashionable in 2015. That matters commercially as much as aesthetically: a villa finished in the trend of its year dates within a decade, and a villa built in stone and hardwood does not. It is also the reason a 2015 house does not read as an old one.

The pool deserves a line because sixty square metres is unusual. Fifteen metres by four is a swimming length — you can do lengths every morning — and at this price on the south coast the norm is seven or eight metres. It is the kind of feature that separates a listing in a search and that an owner uses daily rather than photographs.

The layout is well judged for how a house like this gets used. Two bedrooms down and two up means a group or an extended family separates naturally, and the second upstairs lounge is what stops six people from spending every evening in the same room. Balconies off the upper bedrooms, an enclosed and air-conditioned main living area for the wet season, and a garden big enough to hold a party — that is a house built to be lived in rather than to photograph well for a week.

The water supply is a quiet advantage worth naming. A deep well and a PDAM mains connection means two independent sources. Most Bali houses have one: a well that can run low or turn brackish at the end of the dry season, or a mains connection that fails when the network does. Having both removes the most common day-to-day problem of living here, and near the coast — where shallow wells take on salt — the deep well matters more than usual.

On the position: one minute to the beach, two to the beachfront restaurants, five to Samasta, fifteen to the airport. Fifteen minutes from an international airport is the shortest airport run of any coastal address in Bali, and for an owner who comes for two weeks at a time or a tenant who travels, that is worth more than it sounds.

The title is Indonesian freehold. Foreign buyers acquire through an Indonesian company — a PT PMA, with the title converted to a right to build and its own renewable term — a well-established route with a known cost and timeline.
