Why Investing in This Property

The estate is sold with its vehicles. A Toyota Hilux 4x4, two scooters, a 7 kW silent generator, a brush cutter, a mountain bike and a complete tool set. On a Bali villa that list would be a pleasant extra. On Rote it is operating equipment.

Think about what replacing any of it would actually involve. Rote is reached by ferry from Kupang or by a small aircraft. A vehicle bought on Bali has to be shipped. A breakdown means waiting for a part that travels the same route. A four-wheel drive here is not a lifestyle choice — it is how you reach a building site in the wet season, how you collect materials from the port and how you get to the airport when the road has washed. The previous owner assembled that kit over years of living here, and you are buying the result rather than repeating the exercise.

The house has a 5,500 VA PLN connection, and alongside it sits a 7,000 watt Honda generator: the backup is larger than the grid supply.

Water is handled properly here, and that matters more on Rote than almost anywhere. The estate has a 14,400 litre reservoir — on-site storage in one of the driest provinces of Indonesia, where the dry season is long and severe.

Starlink covers the internet. Direct road access, insulated roofing, and an air-conditioned office suggest a house built by someone who intended to live and work here rather than visit.

On the title: Hak Milik — Indonesian freehold — cannot be held by a foreign national. For a home, a holder of a KITAS residence permit can hold Hak Pakai directly, in their own name, which is the most straightforward structure available to a foreign resident. Commercial letting goes through a PT PMA with the title converted to Hak Guna Bangunan and a Pondok Wisata licence.

As for the price, it holds up to arithmetic. At IDR 11.5 billion for 141.5 ares, if you value the land at the rate we see on beachfront land elsewhere on this island, the ground is worth something in the region of IDR 4 billion. That leaves roughly IDR 7.4 billion for 507 square metres of building and its entire contents — about IDR 14.6 million per square metre. For quality construction delivered on a remote island, where every load of cement and every tile arrives by ferry, that is a credible build cost rather than a speculative one. You are paying roughly what it would cost to do this yourself, without the two years and the learning.

What this is, precisely, is a private estate: a place to live or to disappear to — no neighbours, ocean in front, twenty minutes from a flight out, with the vehicles in the garage and a generator that starts. The practical problems of living on a remote island have already been solved by someone who lived them, and that is worth considerably more than it costs.
