Why Investing in This Property
At a hundred and twenty thousand dollars this is the lowest entry point into Umalas we have, and it is bought for one reason: it lets.
The zoning is what makes that true. Pink zone means tourism, and tourism zoning permits short-term letting. That is not a detail. A large share of small units sold in this corridor on the promise of rental returns sit on residential land where nightly letting is not permitted, and their owners discover it when a licence is refused or a neighbour objects. Here you may let by the night, by the month or by the year. On a unit this size, bought as an income asset rather than a home, that permission is most of what you are paying for.
The size is the second thing, and small is deliberate rather than a compromise. Umalas's long-stay demand is remote workers, young professionals and couples on three-, six- and twelve-month lets. What they need is one good room, a kitchen, fast internet, a parking space and somewhere they can walk from. They do not need two bedrooms and will not pay for them. A thirty-one-square-metre furnished suite in a walkable Umalas street is the format that stays occupied all year, at the lowest capital outlay and the lowest running cost of anything we list. Nothing is cheaper to hold: no pool to service, no garden, no staff.
Walkability is the position's real argument. Amare Padel and Umalas Kids Club are two minutes on foot, Pepito three, Caterpillar School ten. In Bali, where almost everything requires a scooter for a carton of milk, a tenant who can live without one renews their lease instead of moving. And the school cluster — the French School four minutes by car, ProEd five — brings a second layer of demand from teachers, school staff and parents who want to be near the schools without renting a family villa.
The price list rewards attention. Thirty-one square metres at USD 120,000 works out at about USD 3,870 per square metre. Thirty-seven at USD 125,000 comes to about USD 3,380. Forty-two at USD 145,000 comes to about USD 3,450. The 37 m² is therefore the cheapest per square metre of the three — cheaper even than the largest — which makes it the best value in the building, and it will also re-let more easily than the 31.
On holding cost: a small unit in a managed development is the least demanding property to own from abroad. You are not maintaining a pool or a garden, you are not employing anyone, and the shared areas are handled for you. That is the argument for buying a suite rather than a villa if you are not in Bali most of the year.
