Why Investing in This Property

The private pool is what separates this from everything else in the development, and from most units at this price anywhere in Umalas.

Small properties in Bali almost always share their pool. It is the sensible economics — one pool, forty owners, a service charge between them — and it works perfectly well for a studio or a one-bedroom. But a shared pool has a ceiling: a family will not book it for a week, a long-stay tenant will not pay a premium for it, and on a holiday platform it is the difference between appearing in the search for "villa with private pool" and not appearing at all. This townhouse has its own. At a hundred and five square metres of living space, that turns a unit into a small villa.

Two bedrooms with two bathrooms and a guest toilet is the format that lets to the widest group in Umalas: couples, small families, two friends sharing, remote workers who want a second room to work in. One bedroom limits you to couples; three prices you above the entry market. Two sits where the demand is thickest, and it is also the size that resells fastest, because it appeals to an owner-occupier as much as to an investor.

The materials deserve attention. Aluminium, steel and natural stone are what survive Bali. Timber joinery swells and sticks, painted steel rusts, cheap render cracks — and in a climate that is humid eleven months of the year, the maintenance bill on a badly specified house arrives in year five. A unit built in these materials is one you can leave to a management company for a decade without a renovation falling due.

Cross ventilation and natural light are the other half of the same thought. A house that moves air is a house whose air conditioning runs fewer hours, and electricity is the largest operating cost of any Bali rental. It is also, simply, more pleasant to live in.

Walkability is what makes the location work, and in Bali it is rare enough to be the argument by itself. Amare Padel and Umalas Kids Club are two minutes on foot, Pepito three, Caterpillar School ten. A tenant here can live without a scooter — almost nowhere else in this corridor allows that — and tenants who can walk to what they need renew their leases instead of moving. The school cluster behind it, with the French School four minutes by car and ProEd five, supplies the family and teaching demand that keeps Umalas occupied through the wet season.

On the zoning: the development is in tourism zoning, which permits letting by the night as well as by the month and the year. That is the difference between an asset you can operate freely and one restricted to annual tenancies.
