Why Investing in This Property
Thirty-three years: an unusually long remaining lease for Sanur.
Most of what trades here has twenty to twenty-five years left, and on a leasehold property the remaining term is not a detail — it is the asset. A house with twenty years to run declines in value every year you own it, and the buyer who follows you gets less than you did. Thirty-three years is different: you can hold it for a decade, and the next buyer still gets twenty-three, which is more than most of what will be on the market then. That is what keeps a leasehold liquid instead of wasting, and it is the single strongest argument for this purchase.
The second is what the house is. A beachside townhouse with its own private pool is a specific and scarce product in Sanur. Small properties near the beach almost always share their pool — it is the sensible economics — and a shared pool has a ceiling: a family will not book it for a week, a long-stay tenant will not pay a premium for it, and on the booking platforms a house without a private pool simply does not appear when guests filter. One hundred and five square metres with two ensuite bedrooms and your own water puts this in the villa category rather than the apartment one, at a townhouse price.
Two bedrooms is the format that lets to the widest group in Sanur. Couples, small families, two friends sharing, remote workers who want a room to work in, patients and their partners during treatment at the international hospitals, retirees on long stays. One bedroom limits you to couples; four narrows you to family groups. Two fills from every direction, all year — and it resells to an owner-occupier as readily as to an investor, which is what determines how easily you get out.
Walking distance to the beach is the third, and in Sanur it is fixed supply. The streets between the shoreline and the main road were built out decades ago and nothing new becomes available; everything sold further back competes with everything else. A house you can walk to the beach, the cafés, the bars and the shops from is a different product, and it is why occupancy in these streets holds up in February as well as July.
And the running costs are low by design. A 105 m² house with a small pool and no grounds costs a fraction of a villa to maintain: one pool, no garden, no staff. That is the argument for buying a townhouse rather than a villa if you are not in Bali most of the year — the yield you keep is closer to the yield you earn.
