Why Investing in This Property

The number that matters here is 111 square metres of covered outdoor space. That is more than most Bali villas have in total terrace, and it is the difference between a house that works six months of the year and one that works twelve. Bali has a wet season. From November to March it rains hard, often for hours, and an uncovered terrace is simply not usable — which is why so many villas here photograph beautifully and empty out in January. One hundred and eleven square metres under roof means you can eat outside in the rain, sit outside at two in the afternoon when the sun is unbearable, and let a family of six spend the day outdoors without going inside.

For an owner that is how the house is actually lived in. For a rental it is why the villa holds its occupancy in the months when others do not — and occupancy in the off-season, not the peak rate, is what determines an annual return.

The interior is the second argument, and the scale is unusual. Four hundred and twenty-four square metres of enclosed space for four bedrooms is nearly double the Sanur norm, where four-bedroom villas typically run 200 to 280. What that buys is not more rooms but bigger ones: an open-plan living area where the kitchen, dining and lounge genuinely coexist rather than being three zones of a corridor, and bedrooms where the furniture does not determine the layout.

The house is finished with restraint: the materials are consistent and the detailing is sober — clean lines, a coherent palette, nothing chasing a trend. That matters commercially rather than aesthetically: Bali villas are usually finished in whatever was fashionable the year they were built and they date accordingly. A restrained scheme has no year attached to it, which is what you want on a twenty-six-year hold.

The 28 m² pool, four by seven, is well integrated into the landscaping and proportionate to a 450 m² plot that also carries 424 m² of building, leaving room for the garden.

The location is central Sanur at its most liveable. Sanur Beach with its calm water and its sunrise walks — the swimmable, family beach the west coast does not have. Le Mayeur Museum and the night market on the doorstep, which is the version of Bali people actually move here for. And Serangan, Matahari Terbit and the Marine & Safari Park all within a short drive.

Sanur's rental market rests on three independent groups: families around the international schools, patients and visitors at the international hospitals, and long-stay residents and retirees who return each year. All three sign monthly or annual terms, all three are indifferent to the tourist season, and none require the marketing and management a west-coast holiday villa does. That is why occupancy here is steadier than in Canggu even where the headline nightly rates are lower — and a large, sheltered four-bedroom house is exactly what those tenants take.
