Why Investing in This Property
Three things make this parcel worth a developer's attention, and they should be taken in order.
The first is the combination of beachfront and pink zoning. Either alone is unusual; together they are close to unrepeatable. Coastal land on this island has been continuously absorbed for thirty years, and most of what remains in tourism zoning is either leased short, already built on, or held in fragments too small for a project. Eight thousand eight hundred square metres, flat, on the sand, with the right colour on the map, is the rarest combination in Bali land.
The second is the term. Thirty-nine years to 2065 is long for a Bali lease and is what makes a hospitality project financeable. Construction takes two years; a resort then has more than three decades to repay its capital and generate returns, with enough left in the middle of the term for the business to be sold as a going concern rather than wound down. Most tourism land trades at twenty years or less, which forces a much harder return profile.
The third is timing. Pasut today is quiet, authentic and surrounded by rice fields and coconut trees, and the first premium projects have arrived — Marvara Padel Resort is within walking distance. That is the recognisable early stage of a pattern this island has repeated from Seminyak to Canggu to Pererenan to Seseh: a beach, then a first resort, then the rest. Buying before the sequence completes is what produces the return; buying after it is what produces the rent.
Distance also sets the market. Pasut is an hour and a half from the airport and forty-five minutes from Canggu, which suits the guest who comes deliberately for a week or two — wellness, surf, seclusion — and a project designed for that guest works.
Eighty-eight are is enough for a resort with its own grounds, for branded residences, or for a phased development where the first stage is built, opened and financed before the second begins. That phasing matters at this capital level, and the flat topography helps: no retaining walls, no earthworks, which on a sloping site adds ten to twenty per cent to a build budget before the first wall goes up.
