Why Investing in This Property


There is a detail in this specification that the listing mentions once, in passing, and that is in fact the most valuable thing about these houses: the ground floor is wheelchair accessible, with one-metre doorways and the master bedroom, bathroom, kitchen and living area all on that level.

We have not seen another property in Bali built this way. Not one. And the place it has been built is Sanur — which is where people retire, where the international hospitals are, and where visitors come for medical treatment and stay for weeks with their families. The demand for a house someone with limited mobility can actually live in exists here, it is willing to pay, and it currently has nothing at all to choose from.

Think about what that means in practice. An older couple buying their last house in Bali can use this one in fifteen years as well as today. A family with a parent who uses a wheelchair can rent it — and will find almost nothing else. A patient in recovery at Bali Mandara, seven minutes away, can stay with their family in a real house rather than a hotel room. None of those tenants are seasonal, all of them stay for weeks or months, and none of them are competing for the same property as a holiday group.

And the accessibility costs the rest of the house nothing: two more bedrooms upstairs, so it works equally well as a straightforward family villa. You are buying into a market of one without giving up the ordinary market.

The distance to the beach is the second argument and it is the one that holds value. One hundred and fifty metres — four minutes on foot — in an established Sanur street. Walkable beach proximity is fixed supply: the streets between the shoreline and the main road were built out decades ago, and nothing new becomes available. Everything sold further back competes with everything else; this does not.

The rooftop terrace is the third, and in this position it is worth more than it would be elsewhere. Sanur is flat and dense near the beach — from the ground you see a wall. From a roof you get sky, sea air and the evening. It is where the house will actually be used between five and nine, and it is the feature that separates these units from the townhouses built two streets back.

On the construction: Merbau for floors and window frames is worth noting because it is a real specification rather than a marketing word. It is one of the hardest tropical hardwoods, it does not warp with humidity, and it is what still looks right after twenty years in a coastal climate where softwood joinery swells and sticks within three. On a leasehold running to 2055, choosing materials that survive the term is not a detail.

The layout is sensible in the same quiet way: enclosed, air-conditioned living areas rather than the open pavilions that photograph well and are unusable for three days in January, and a master on the ground floor so nobody climbs stairs at night.

The lease runs to September 2055 — twenty-nine years — with a thirty-year extension option. That is among the longer terms in Sanur and long enough to let the villa for a decade and still sell to a buyer who gets their own. Ask us what the extension actually costs and whether the price is fixed; that clause is the second most valuable line in the contract.

Now three practical things before you commit.

The programme has moved. The file records completion for August 2026, which has passed. Ask us for the actual progress on site, a revised handover date in writing, and how many of the three units are still available — with only three built, that answer changes quickly.

The electricity is quoted as 11,500 watts. Indonesian supplies are rated in VA and the tiers here are 11,000 and 13,200; 11,500 is not one of them. It is almost certainly 11,000, which is ample for a house this size, but we are having the meter read rather than assuming.

And the pool is 3 by 6 metres — eighteen square metres. That is a cooling-off pool, not one to swim lengths in. On 1.75 are with a garden and a rooftop, there was no room for more, and the trade is a fair one: you are buying walking distance to the beach, where the swimming actually happens.
