Why Investing in This Property
Fifty-seven years is the number to start with, and it is what sets this villa apart from most of what is sold on this island.
Twenty-seven years remain on the lease and a further thirty-year extension is confirmed. The word "confirmed" is doing the work: almost every lease in Bali offers an extension "at market price", which means the figure is set later, when your house is standing on someone else's land and your only alternative is to walk away. An extension already agreed removes that entirely. It also protects the resale right through the middle of the term, when a lease with a vague second period has already begun to lose buyers. It is the single most valuable clause of the lease.
The rental figure is the second thing. The villa returns around 9.6 per cent net — not gross. That distinction matters: a gross yield ignores cleaning, management, platform commission, electricity, pool maintenance and taxes, which together take a substantial bite. A net figure means those have already been deducted. On USD 420,000, 9.6 per cent net is roughly USD 40,000 a year in the owner's hand, which would recover the purchase price in about ten years on a lease that runs fifty-seven.
The specification is better than the price suggests, and the details that matter are the unglamorous ones. A deep well and a PDAM connection together, with a pressure pump, mean the villa does not lose water when the mains falter — which in Bali is the single most common cause of a bad guest review. Hardwood floors and custom cabinetry age well where laminate does not. Ceiling fans alongside air conditioning cut the running costs in the shoulder months. Enclosed parking with an automatic gate is what lets an owner leave the house empty between guests.
The layout is designed for the market it serves. Three ensuite bedrooms, each opening directly to the garden, is what a family or two couples actually want — nobody walks through anyone else's room, and every bedroom has its own outdoor space. That is the format with the thinnest competition here: two-bedroom villas are what most developers build and they compete on price, while three bedrooms takes the longer bookings made further ahead.
Sanur is the reason it all works. The beach promenade, the international schools, the new Bali International Hospital, the walkable streets — this is the part of Bali that draws families, retirees and long stays rather than three-night visitors. Demand here does not collapse in the wet season, and beachside land is long since built out, which is why supply stays tight regardless of what happens elsewhere on the island.
