Why Investing in This Property
The single storey is the decision that sets this villa apart, and it is worth understanding why so few are built.Land in Sanur is expensive and long since built out, so developers go upwards: two or three floors on a small plot, because that extracts the most saleable area from the least ground. A 180 m² house laid out entirely on one level does the opposite. It uses more land for the same space — which is precisely why almost nobody builds them, and precisely why they sell.
Who they sell to is the point. A single-storey house is what an older buyer wants, what a family with very young children wants, and what anyone who intends to be living here in twenty years wants. That is a large and growing part of the Sanur market, and it has almost nothing to choose from. When you come to resell, you will not be competing with the hundred two-storey villas built in the same years; you will be one of the few houses that suits a buyer nobody is building for.
The plot ratio is the second thing and it follows from the first. One hundred and eighty square metres of house on three hundred of land leaves a genuine garden around a large pool, rather than a courtyard with a plunge pool. In a guest's photographs, and in a family's daily life, that is the difference between a villa and a townhouse.
The practical details are better than most at this level. Covered parking for two cars is rare in Sanur, where many houses fit one and some none — and it matters to a long-term tenant with a car and a scooter, or to a family with two vehicles. A wide access road matters more than it sounds: it is what lets two cars pass, what lets a delivery reach the door, and what makes a street feel calm rather than pinched.
Three ensuite bedrooms is the format the Sanur market actually rents. This district lives on twelve-month tenancies rather than three-night stays — families around the international schools, residents, visitors to the international hospital. Bali Island School is five minutes away, and that school market pays monthly, in the wet season as in July, with no marketing, no platform commission and almost no management. A furnished, single-storey, three-bedroom house with two parking spaces is exactly what that tenant searches for.
Sanur itself is the steady half of the island. Three minutes to the beach, seven to Renon, twenty-five to the airport, with wide roads and an expatriate community that has been here for decades. Prices move slowly upward rather than spiking and correcting, which is what you want from a house bought to keep or to let on long terms.
