A newly completed villa in a sought-after residential part of Sanur: 400 m² of building on 500 m² of land, over two storeys, finished in 2025.
The ground floor holds the enclosed living area, the dining room and a fully equipped kitchen, a guest powder room, and three generously sized bedrooms, each ensuite. Upstairs, a second family living area opens onto a large balcony, alongside a room currently used as an office — with its own ensuite bathroom, so it converts to a fourth bedroom without any work.
Outside, a 4 by 9 metre pool in a landscaped tropical garden. A covered carport and two parking spaces.
Also: a maid's bedroom and bathroom, a storage room, six CCTV cameras, four air conditioners, two ceiling fans, high-speed internet, a built-in hob, oven and refrigerator. Sold fully furnished. Water from a private bore.
The property is offered two ways: freehold at IDR 18 billion, or a 20-year leasehold at IDR 8.5 billion.

Why Investing in This Property
The choice between freehold and leasehold is the first decision here, and for once the two prices are in a sensible relationship to each other.
Eighteen billion rupiah buys the land outright. Eight and a half billion buys twenty years of it — forty-seven percent of the freehold price for a fifth of a century, a sensible ratio that allows a genuine comparison. If you intend to hold for a decade and sell, the lease is the efficient choice and leaves capital free. If you intend to keep the property, pass it on, or hold land in Bali as a long position, the freehold is the one that compounds instead of running down.
Indonesian freehold cannot be held by a foreign individual: the purchase goes through an Indonesian company — a PT PMA, with the title converted to a right to build. That is a well-established route with a known cost and timeline, and the leasehold offers a simpler alternative.
On the house itself, the layout is unusually well judged for how families actually live. Three bedrooms on the ground floor, all ensuite, so nobody climbs stairs at night and an older guest or parent can stay without difficulty. A second living room upstairs with a balcony, which is what stops a family of five from spending every evening in the same room. And the office — with its own bathroom — which is a fourth bedroom in everything but name. You buy a three-bedroom villa and own a four-bedroom one whenever you need it, at the cost of a wardrobe.
The maid's room with its own bathroom is the other detail that signals a house built for real occupation rather than for photographs. Staff accommodation is what lets a villa be managed properly, and it is what a long-stay family tenant in Sanur expects.
Four hundred square metres of building on five hundred of land is a lot of house, and the trade is that the garden is modest — enough for the pool and planting rather than a lawn. In a district where being able to walk to the beach costs land, that is the right way round. Ten minutes on foot to Sanur Beach, cafés and restaurants within walking distance, and the daily shopping five minutes away: you are inside the town rather than on its edge, which is what makes a Sanur property let year-round rather than seasonally.
The two schools are the other half of that. Regents Bali School is eight minutes and Dyatmika twelve — the anchors of Sanur's long-term rental market. Families relocating for a school year take twelve-month leases, pay monthly through the wet season as through July, and renew. It is the most dependable income in this part of Bali and it needs neither marketing nor platform commission.
