Why Investing in This Property

The pink zoning is the most important point here.

Most villas sold on this island sit in yellow — residential — zones. A house there can be lived in or let on twelve-month terms, but nightly rental is not covered, and owners who run one anyway are exposed to a risk they usually discover late. Pink is the tourism designation: it is what makes a daily-rental operation legitimate. This villa is in a pink zone and is already operating on that market. That combination — the right colour and a running business on top of it — is genuinely uncommon, and it is the difference between buying an income and buying a hope.

The second thing is that the income is already there and does not have to be built. The villa has a booking history, it is furnished, it is operational, and the lease is transferable — meaning you step into the existing position rather than starting a new one. A new villa spends its first twelve to eighteen months acquiring reviews, learning its price point and filling a calendar from zero, and pays for that period out of its own capital. Here that work is done.

The return is about 7.3 per cent net — not gross. That distinction matters, because most listings quote gross. A gross figure ignores cleaning, management, platform commission, electricity, pool maintenance and taxes, which together take a large share. A net figure means those are already out. On IDR 5.5 billion, 7.3 per cent net is roughly IDR 400 million a year in the owner's hand, and the purchase price comes back in about fourteen years on a lease that runs twenty-five.

The format is what makes those numbers achievable. A two-bedroom villa is the cheapest property on this island to run — one housekeeper, one small pool, modest bills, no garden staff — so more of the gross rent survives to the bottom line than on a larger house. It is also the deepest market: couples, small families, friends travelling together, in the format guests search for most.

Ten minutes on foot from the beach is the third piece, and in Sanur it means something specific. This is one of the few parts of Bali where people genuinely walk: to the beach, to dinner, to the promenade, to the shops. Guests who do not need a scooter stay longer and rate higher, and beachside Sanur is where that lifestyle actually exists.

Sanur itself is the stable side of the island. The international schools, the new international hospital, the promenade and the established infrastructure draw families, retirees and long-stay residents rather than three-night visitors, and beachside land has been built out for years. Supply stays tight regardless of what happens on the west coast, which is why the market here corrects less sharply.
