Why Investing in This Property

Sixty-nine thousand dollars is one of the lowest entry points into Ubud.

It buys a position, first. Penestanan is the hillside village above Campuhan, reached by the ridge path and the old artists' road, and it has been the part of Ubud that long-stay foreigners choose for forty years. Alchemy is two minutes away, the Campuhan Ridge Walk five, the Palace seven. You are inside the most established neighbourhood in town, at a price that buys nothing at all in central Ubud.

It buys a rentable unit, second, and that is the real argument. A 50 m² studio is the single most liquid rental format in Ubud. The town's long-stay population is overwhelmingly individuals and couples — yoga teachers, remote workers, writers, people on three- and six-month stays — and what they need is one good room, a kitchenette, fast internet and a pool they do not have to maintain. They do not need three bedrooms and they will not pay for them. A studio in Penestanan rents in days, not months, and it rents all year rather than in a summer season.

The shared pool and garden are what make the economics work at this size. A private villa of 50 m² would be absurd — the pool alone would cost more than the building. Sharing the pool, the garden and the maintenance across the building is what allows a unit this small to offer what guests expect, and it is also what keeps your running costs to a fraction of a villa's. No pool technician on retainer, no gardener, no security guard of your own.

Car access with parking deserves a line, because in Penestanan it is not standard. A significant part of the village is reached only by footpath — charming for a visitor, a serious problem for a tenant with luggage or a car, and an outright obstacle at resale. This unit has vehicle access and a parking space, which materially widens the pool of people who can live here.

The twenty-two-year lease suits a unit like this, which is designed to be let: the return comes from rental income rather than from capital growth.
