A boutique development of eight villa residences in Pejeng Kawan, eight minutes from Ubud Palace, arranged around a 270 m² lagoon-style pool.
The project was designed with French designer Renato Nucci: three-metre ceilings, marble-pattern ceramic slabs, natural wood accents, vertical gardens, bengkirai timber panels and natural stone outside, and a Sukabumi green stone finish to the pool.
Three unit types are offered. One-bedroom houses of 98 to 129 m² at USD 154,000; two-bedroom houses of 123 to 128 m² at USD 224,000 to 230,000; and a three-bedroom type of 176 m² at USD 266,000. Three of the eight remain available. One unit is already completed, and the others were due for completion before the end of the first quarter of 2026.
Each comes fully furnished and equipped, ready to let, with finishes that can be adapted on request. The development has a reception, 24-hour security, an on-site gym, parking and a drop-off, a self check-in lock box, and services including bike rental, massage and activity booking.
The lease runs to September 2054 — twenty-eight years — with a further thirty years available at the market price of the day.

Why Investing in This Property
This is a rental product rather than a house.
Start with the design, because in this market design is not decoration — it is the booking. A 270 m² lagoon pool shared between eight houses is a resort feature at a residential price: no individual owner could build one, and it is what makes the photographs look like a hotel rather than a villa. Three-metre ceilings, Sukabumi stone, bengkirai panelling and a properly considered material palette put these units in a different category of listing from the standard Ubud build. Guests choose from images, and this development is built to win that comparison.
The operating model is the second strength and it is genuinely well thought out. Self check-in by digital lock box, 24-hour security, a reception, an on-site gym and a service menu covering bike rental, massage and activities. That removes the single biggest burden of owning a Bali rental — being there, or paying someone to be. For an owner living abroad, the difference between a managed development and a standalone villa is the difference between an investment and a second job.
Boutique scale matters too. Eight houses is small enough to feel private and large enough to justify shared services and to spread their cost. A hundred-unit complex dilutes the pool and the atmosphere; a single villa cannot afford a guard, a gym and a reception at all.
On the units themselves: the three types are genuinely different products with different economics. The one-bedroom is the entry point and the easiest to let, to couples and solo long-stayers, at the highest occupancy and the lowest nightly rate. The three-bedroom takes family and small-group bookings at a much higher rate but fills less consistently.
