A four-bedroom villa in Pejeng, fifteen minutes east of central Ubud, built in 2022 on 868 m² of land.
The house is 350 m² across two levels, with a rooftop space above. Four bedrooms, each with its own bathroom. Jungle and rice-field views on both sides.
The walls are built in limestone and earth rather than concrete block — an unusual choice, and a deliberate one: the material breathes, resists mould and keeps the interior cool without air conditioning running all day.
There is a sauna, an established garden, a fully equipped kitchen, a dedicated storage and laundry room, a barbecue area and open parking for a car and several scooters. Sold furnished throughout.

Why Investing in This Property
The construction is the reason to look at this villa, and it is worth explaining because almost nobody builds this way.
Bali villas are built in concrete block and cement render. In a climate that is humid eleven months of the year, those walls hold moisture, and mould is the single most common complaint in villas over five years old — it costs owners repainting, it costs them guest reviews, and in the worst cases it costs them tenants. This house is built in limestone and earth. The material is breathable and alkaline, which is to say it does not host mould the way cement does, and it holds temperature: rooms stay cool through the afternoon without the air conditioning running from noon.
That has two consequences an investor should care about. Your running costs are lower, permanently — electricity is the largest operating expense of a Bali villa and this house needs less of it. And your maintenance is lower: no repainting cycle driven by damp, no recurring mould treatment. Over a twenty-five-year lease, that difference is not cosmetic.
The wellness fit follows from the building, not from a marketing line. Ubud's market is retreats, yoga and long restorative stays, and this villa was built for that use: a sauna, four ensuite bedrooms so a group never shares, a rooftop for practice at sunrise, mature garden, quiet on all sides. Four bedrooms is the size a small retreat or an extended family takes, and it is the size that fills most reliably in Ubud — large enough for a group, small enough to be booked by one family.
The plot ratio is generous: 350 m² of house on 868 m² of land, so more than half the site is garden. In Pejeng the land around you is still rice fields and temple compounds rather than other villas, which is why the jungle and paddy views on both sides are likely to survive — the thing you cannot say about most Ubud villas sold on their outlook.
Pejeng itself is a deliberate choice rather than a compromise. It is one of the oldest inhabited parts of Bali, dense with temples and archaeological sites, still farming, and almost undeveloped by villa standards. Fifteen minutes puts you in central Ubud; Goa Gajah is eight. Guests who come to Ubud for what Ubud claims to be — quiet, green, cultural — find it in Pejeng, and increasingly do not find it on the Campuhan side.
Twenty-five years of lease with extension available is a workable horizon.
