A two-storey villa in Sayan, on the west side of Ubud, built in 2022 to Swiss construction standards.

Four hundred and fifty square metres of land, 150 m² of building — and, unusually for a two-bedroom house, a 204 m² landscaped garden with a professionally designed lighting system for the evenings.

Two bedrooms, two bathrooms. The living area is enclosed for year-round comfort, with large openings onto the garden and the 4 x 8 metre pool.

Water comes from a 60-metre drilled well with a York pump. Electricity is 5,500 VA. Parking for a car and motorbikes. Sold fully furnished, and the building permit is available.

The lease runs 30 years with extension available. A freehold option is also offered, at USD 370,000.

Why Investing in This Property

A two-bedroom villa with a two-hundred-square-metre garden is an unusual thing to find, and the reason is straightforward economics: gardens do not sell by the square metre and interiors do. Almost every developer takes the same land and builds a third bedroom on it. This one did not, and that decision is what the buyer is actually getting.

It matters because of where the villa is. Sayan is Ubud's most expensive residential address — the side of town with the river gorge, the boutique resorts and the hospitality names that set the standard for the whole island. Land there is priced accordingly, and the villas built on it are consequently tight: small plots, buildings pushed to the boundaries, gardens reduced to a strip beside the pool. A 204 m² garden in Sayan is genuinely scarce, and scarcity in the best district is what holds value when a market softens.

The build quality is the second point: Swiss construction standards, a 60-metre drilled well with a York pump, a 5,500 VA electrical supply and a building permit in place. In a market where a large share of villas were built without permits and are supplied by shallow wells that run brackish in the dry season, that is a genuine distinction.

The well depth deserves a sentence of its own. Sixty metres reaches a deep aquifer rather than the surface water that shallow wells draw, which means supply through the dry season and no salt intrusion. It is one of the most common and most expensive problems in Bali villas, and this one has already solved it.

Two bedrooms suits the tenant Sayan actually attracts. This is not a party district; it is where people come for long, quiet stays — writers, remote workers, couples on three- and six-month rentals, guests of the resorts who decide to return for a season. Two bedrooms with a large garden and an enclosed, air-conditioned living area is exactly that market's specification, and it is cheaper to run and maintain than the four-bedroom villas competing for holiday bookings twenty minutes east.

The enclosed living area is worth noting. Most Bali villas are built open to the air, which photographs beautifully and is unpleasant in January when it rains for three days. A sealed, cooled living room with large openings onto the garden gives you both — the view when you want it, and a dry, quiet room when you do not. Long-stay tenants notice this within a week and it is one of the things that makes them renew.

The lease runs thirty years with an extension available, and a freehold option is also offered.
