A development of villas and suites in Jimbaran, in a Mediterranean-tropical idiom: minimalist lines, natural textures, and a continuous connection between inside and out.

Three formats are offered. A two-bedroom villa on 140 m² of land with 126 m² of building, two bathrooms and a 5 by 3 metre private pool, at IDR 4,050,000,000. A three-bedroom villa on 200 m² with 251 m² of building over two floors, three bathrooms and a 6 by 4 metre pool, at IDR 5,600,000,000. And a one-bedroom suite of 52.5 m² at IDR 1,800,000,000.

All are delivered fully furnished. The development has 24-hour security and CCTV, a lobby and lounge, a fitness centre, a water treatment system, a backup generator and parking.

Ground was broken on 26 June 2025 and completion is scheduled for October 2026.

Why Investing in This Property

The two-bedroom villa is the format we would look at here, and the reason is what it gives you for the money in a district where land is not cheap.

One hundred and forty square metres of land with 126 m² of building and a private pool puts this in the villa category rather than the apartment one — you have your own plot, your own water and your own front door. At this price in Jimbaran that is not common. The one-bedroom suite at 52.5 m² is an apartment and prices accordingly; the three-bedroom at 251 m² over two floors is a family house. The two-bedroom sits between them and rents to the widest group: couples, small families, two friends sharing, remote workers who need a second room, and the long-stay residents who make up most of Jimbaran's rental demand.

The shared infrastructure is better specified than most developments of this size, and two items are worth naming because almost nobody else lists them.

A water treatment system. Bali's water is the most common daily problem in a house here — wells run brackish at the end of the dry season, mains supply is variable, and filtration is usually something an owner installs afterwards at their own cost. A development that treats water centrally has solved it for every unit before handover.

And a backup generator. Power cuts are routine on the island, and in a villa they mean no pool pump, no air conditioning, no water pressure, and a guest writing a review about it. A shared generator is expensive to install and almost never included; here it is.

Add 24-hour security with CCTV, a manned lobby, a fitness centre and parking, and you have a property that can be left empty between guests and managed from abroad — which is the practical condition for owning a rental you do not live in. Units can be placed in a rental management programme run by professional hospitality management, with owners keeping personal stay privileges each year.

On position, Jimbaran is doing something the west coast no longer does. It is close to the airport, close to the beaches, close to the schools and services of the south, and it has stayed residential rather than becoming a strip. The airport is approximately 15 to 20 minutes away. Its rental demand is long-stay residents and families rather than short-break tourists, which means steadier occupancy at lower headline rates and far less management.
