Two tourism-zoned plots in Seseh, within an established development area a short distance from the coast.
Plot 2 — 270 m² (2.7 are), at IDR 38,000,000 per are per year.
Plot 13 — 330 m² (3.3 are), at IDR 35,000,000 per are per year.
Plot 13 is the remaining part of the original Plot 12; the rest has already been sold.
The zoning is pink — tourism — which allows a private villa or a hospitality project, subject to the usual permits.
The lease runs to 30 November 2052, with an option to extend for a further 25 years.
The extension provision is unusual. The renewal is normally priced at whatever the market rate is on the day. Here the agreement fixes a different figure — IDR 17,500,000 per are per year — provided the extension is exercised within the first five years of the original lease. That is half the current rate, locked in, for a term that starts in 2052.
Indicative purchase prices on a 27-year term: IDR 2,770,200,000 for Plot 2 and IDR 3,118,500,000 for Plot 13. The exact figure is prorated to the lease remaining at completion.
A map pin and the masterplan are available on request.

Why Investing in This Property
The fixed extension rate is the strongest thing in this offer, and it is worth more than the plot size, the view or the location. Every leasehold in Bali carries the same hidden risk: the renewal is priced at market when the term ends, and nobody knows what that market will look like in twenty-six years. Here, exercising within the first five years fixes the rate at IDR 17,500,000 per are per year — less than half of what the land costs today. A buyer who acts on that provision early is buying fifty-two years of land at a known price, in a market where twenty-six is normal and the second half is usually a gamble. That is the whole investment case, and it has a deadline.
Pink zoning is the second argument. It permits a villa let nightly or a small hospitality project, legally — which a large share of the competing land on this coast cannot offer. Land without tourism zoning is available in quantity; land with it, near the coast, is not.
The plot sizes are deliberately small. Two point seven and three point three are are entry-level parcels, which means a private buyer can fund a villa without a partner and without a development loan. For a first project in Bali, that matters more than scale.
Being inside an established development is worth something practical: the access roads, the neighbours and the character of the area are already known, rather than being a bet on what gets built next door.
Seseh is where the Canggu market has moved. Demand has migrated west along this coast twice in a decade, and the village still has the rice fields and the quiet that make the migration worth it.
