Just under a hectare of beachfront on Gili Air — 9,627 square metres with approximately seventy-five metres of direct white sand frontage — carrying an operating fifteen-room resort, with around forty percent of the land still undeveloped.
USD 4,750,000.
The resort was established in 1992 and the current buildings were rebuilt in 2016–2017. It runs ten deluxe rooms and five suites, two pools, a large antique joglo restaurant pavilion, a professional kitchen, reception, offices, extensive staff accommodation and a full back-of-house.
The snorkelling directly in front of the property is among the best on the island, and the water is accessible at any state of the tide — which on Gili Air is genuinely uncommon.

Why Investing in This Property
The site holds a licence to build up to fifty-six rooms.
On Gili Air, that matters. This is a small island with no cars, finite beachfront and tightly held building permissions. The resort currently operates fifteen rooms. The right to build fifty-six on nine and a half thousand square metres of beach is not an incremental improvement — it is the difference between buying a tired fifteen-room property and buying the capacity to create one of the largest resorts on the island, on the best water, with forty percent of the land still empty to put it on.
The second strength here is the infrastructure.
A dedicated PLN transformer with an 80 kVA supply. A PDAM mains connection in two one-inch lines. Backup groundwater wells. A 110 kW Caterpillar generator serviced by Trakindo. A professional Chubb fire system. On a car-free island where every bag of cement, every length of cable and every piece of plant arrives by boat and then by horse cart, having all of that already in the ground is worth a great deal more than its replacement cost. A dedicated transformer alone is a months-long process with PLN. A 110 kW generator is what lets you keep fifty-six rooms cool when the island supply drops, which it does.
And there is a water story that matters more here than almost anywhere. The Gili Islands sit on coral with brackish groundwater; historically fresh water came across from Lombok by boat, and supply has always been the islands' hardest constraint. A property with a PDAM connection, its own backup wells and a water tower is not in that fight in the way its neighbours are.
The facilities include two things no competitor on the island has. There is an adult pool with a three-metre section built for dive training — the only dive training pool on Gili Air — on an island whose entire economy runs on diving. And there is the only dedicated children's pool on the island, which is exactly what separates a property that takes families from one that takes backpackers. Both are structural advantages that cannot be copied quickly, because building a three-metre pool on a coral island is not a weekend job.
The fourteen-by-fourteen-metre antique joglo restaurant pavilion deserves its own line. A genuine Javanese joglo at that size is a significant object in its own right, worth a substantial sum before you consider what it does for a beachfront restaurant. Whatever you do with the rest of the site, that building is an asset you keep.
The offering suits an investor seeking a prime beachfront site rather than a turnkey hospitality business: its value lies in the land, the beach, the licence and the infrastructure.
One closing thought. Beachfront parcels of this size do not come to market on Gili Air. There is a finite amount of coastline, most of it is already held, and very little of it comes with a transformer, a generator, a water connection, a dive pool, an antique joglo and a licence for fifty-six rooms. That combination is not replicable.
