Why Investing in This Property
Freehold land in Pejeng is the headline, and it is worth understanding why that phrase carries weight here.
Almost everything sold in Ubud is leasehold — twenty, twenty-five, thirty years, after which the land returns to its owner. A leasehold villa is a wasting asset: every year you hold it, there is one year less to sell. Freehold land does not work that way. It does not run down, it is not renegotiated, and it is the only form of Bali property that compounds rather than depletes. In a village like Pejeng, where the land around is temple land and working fields rather than building plots, that permanence is the substance of the investment. The villa on top of it will need a roof in twenty years; the nine hundred square metres will not.
Six ensuite bedrooms is the configuration that earns most reliably in Ubud, because Ubud's demand is groups: yoga retreats, extended families, friends travelling together, wellness cohorts. A six-bedroom villa takes bookings that no three-bedroom villa can, at a rate far above twice a three-bedroom villa's, because the group's alternative is two houses and two check-ins. And six ensuite bathrooms — nobody sharing — is what those groups filter for before they look at anything else.
The facilities are chosen for that same guest rather than for the brochure. A yoga deck, because Ubud's visitors practise in the morning and will pay to do it above the treetops instead of in a studio in town. A gym, which almost no villa at this level offers and which removes a daily errand. An infinity pool and a sunken lounge, which is what the booking photograph needs to be. A swing over the jungle, which sounds trivial and is, in practice, the picture that gets shared.
The canopy views are the part that cannot be built. Pejeng backs onto forest and river valley, and several bedrooms look over it uninterrupted. Unlike a rice-field outlook — which lasts until the field is sold — forest and valley are structurally protected by terrain and setback rules. You are buying a view that stays.
On position: Pejeng is east of Ubud, quieter and greener, and the surroundings here are telling. Empathy School is five minutes, which matters if the villa is ever let long-term to a family. HOSHINOYA Bali, one of the island's most expensive resorts, is ten minutes away — resorts of that calibre do not choose ordinary land, and their presence tends to pull an area upward. Jungle Padel is ten minutes, Bebek Tepi Sawah thirteen, the Monkey Forest eighteen.
