The position is the point: the plot sits high enough to look out over the valley rather than into it, with the river below and forest on the far side.

Why Investing in This Property
Buying land rather than a finished villa is a different exercise, and it comes down to three questions: what can you build, what will it cost you to hold, and what happens at the end of the lease. This plot answers the third one unusually well.
Start with the lease, because it is unusual. The term runs to 2051, and a further twenty-five years is already granted — not offered, not discussed, granted. That removes the single biggest risk in Balinese leasehold, which is arriving at the end of your term and discovering the landowner now understands exactly how little choice you have. Here the right to extend is secured.
The price of that extension is indexed to gold. Indexing protects the landowner against the rupiah losing value over a quarter of a century, which is reasonable and is why the extension could be granted at all. What you are buying is certainty of the right.
As for what can be built: the topographical study is done and a layout is drawn for one or two villas, and that removes weeks of expense and guesswork from any development — most land is sold with neither.
River-facing land in Ubud is genuinely scarce because the valleys are steep and most of what overlooks them is either inaccessible or already built. A river boundary also means nothing can be built against you on that side, so the outlook is permanent in a way that a rice-field view never is. Rice fields get sold and built on; river valleys do not.
The two-villa layout is worth considering carefully against the single-villa one. Two river-facing villas on one plot let you live in one and rent the other, or sell one to recover a large part of your cost, or operate a small two-villa retreat — which is a format the Ubud market rents well, because groups want separate buildings rather than adjoining bedrooms. It is also the more liquid exit: two villas find two buyers more easily than one large villa finds one.
On the cost of holding: the rent is seven million rupiah per are per year, which on 14.95 are is a shade under one hundred and five million rupiah annually.
