Why Investing in This Property
This villa comes with something most do not: a real rental figure rather than a projection.
The villa lets for USD 84,000 a year on a twelve-month tenancy. On the twenty-year option at IDR 10.5 billion — roughly USD 589,000 — that is about 14 per cent gross. Recovering the purchase price takes a little over seven years, on a lease that runs twenty. Even after electricity and cleaning, which the tenant does not cover, the margin is wide.
What makes that number unusually solid is that it is a long-let figure, not a nightly rate multiplied by an assumed occupancy. A twelve-month tenant pays every month, in the wet season as in July, and needs no marketing, no platform commission and no daily management.
The thirty-two-year option deserves its own calculation. At IDR 15 billion, the extra twelve years cost IDR 4.5 billion — around IDR 375 million a year, against annual rent of roughly IDR 1.5 billion. On those numbers the longer lease pays for itself several times over, and it is also what keeps the property saleable: a lease sells easily at twenty years remaining and with difficulty below fifteen, so the twenty-year option is liquid for about five years, the thirty-two-year one for seventeen. If you are buying to hold, the arithmetic points firmly to the longer term.
The construction is the second argument and it is unusual enough to name. Foundations a metre and a half deep, Italian marble, teak, granite and imported aluminium windows are not decoration — they are what a house is still worth in fifteen years. A villa built to a budget shows its age in five; this one has already been standing for a decade since its renovation and is in excellent condition. Over a long hold, the difference is measured in what you do not spend.
Single-level on 650 m² is the third. Land is the scarce thing in Sanur, and 650 m² with a 14-metre pool, a real garden and separate parking is a proportion that new developments no longer offer — most build upwards on a third of the plot. A one-storey house is also what an older buyer or a family with small children actually wants, which widens the resale market rather than narrowing it.
Sanur itself is the steady part of Bali. It has the international school, the hospitals, the supermarkets and the cycle path along the sea, and it draws long-stay residents rather than three-night visitors. That is precisely why a twelve-month tenancy at USD 7,000 a month is achievable here and would not be in a beach village.
