Spacious High Quality 4 Bedroom Freehold Villa for Sale in Jimbaran

Price:
IDR 17,500,000,000
A four-bedroom villa near Pura Goa Gong in Jimbaran, on 935 m² of land with 465 m² of living space, completed in 2010 to the design of a German architect — the full plans come with the house.

The main living area was built to work without air conditioning: cross-ventilation and large aluminium sliding windows keep it comfortable on its own. Four bedrooms, four bathrooms in matte marble plus a guest toilet.

The pool is 18 metres by 3.5, finished in Java stone, with a sand filter system and its own pool house.

Behind the house sits the part most villas do not have: a service zone with a second kitchen, staff quarters with their own toilet, a workshop, a storage room and a dedicated technical and electrical room.

The structure is anti-seismic with a tiled roof. Water comes from both PDAM mains and a well, with filtration and 4 m³ of storage. Power is a heavy connection. Eight CCTV cameras cover inside and out, and the gate is automatic. Parking for two cars.

In 2025 the solar water heater, the main water pump and the pool pump were all replaced, and the upstairs terrace waterproofing was redone.

The IMB building permit is in place. Sold furnished, excluding personal pieces.

Why Investing in This Property

The care runs deep into the detail: filtration on the pool, a water storage tank, two septic tanks, eight cameras, a dedicated technical room — and in 2025 the solar water heater, the main water pump and the pool pump were replaced and the waterproofing on the upstairs terrace redone.

A house built in 2010 is sixteen years old, and on any villa of that age the first question is what maintenance is still ahead — roofing, waterproofing, pumps, water heating. Those are the expensive items, and they all fall due around year fifteen. Here they have been done, last year. You are buying a sixteen-year-old house with a fifteen-year-old structure and one-year-old systems, which is a materially different proposition from a sixteen-year-old house.

The architecture is the second reason. A German architect designed it and the full plans come with the sale. That matters practically: you can see what is in the walls, where the services run, and what any modification would cost, before you buy — which on a Bali house is almost never possible. It also shows in the building. An anti-seismic structure and a tiled roof are choices that cost more and last longer than the local standard.

And the ventilation design is a real, measurable advantage. The living area was laid out for cross-ventilation with large sliding windows so that it stays comfortable without air conditioning. Electricity is the largest running cost of any Bali house, and cooling is most of it: a house you can live in with the windows open rather than the compressors running saves a serious sum every month, for as long as you own it. Most villas here are designed for the photograph and then air-conditioned into habitability.

The infrastructure behind the house is the part that separates a home from a property that can actually be run. Staff quarters with their own toilet. A second kitchen in a back service zone, so cooking, smell and noise stay out of the main house. A workshop. A dedicated technical and electrical room rather than a cupboard. Two septic tanks. Four cubic metres of water storage with filtration, fed by both PDAM mains and a well. That combination — two water sources, storage and filtration — is a genuinely robust water arrangement, and in Bali water is the thing that goes wrong.

The pool is eighteen metres. Not twelve, not fifteen — eighteen, in Java stone, with a sand filter and a pool house. That is a length you swim rather than photograph, and the filtration and plant behind it were built to a standard that matches.

Nine hundred and thirty-five square metres of land carrying 465 m² of building leaves half the plot as garden and service areas, in an established Jimbaran pocket near Pura Goa Gong — residential streets with long-standing villas and long-stay homes rather than a development. Ten minutes to Jimbaran Beach, fifteen to Pandawa, twenty to the airport.
