Why Investing in This Property

Three bedrooms, a 65 m² pool and a rooftop yoga shala is a combination that reads as lifestyle and behaves as an investment. It is worth separating the two.

Start with the pool, because the number is unusual. Sixty-five square metres on a 400 m² plot means the pool alone occupies a sixth of the site. Compare that with what Ubud normally offers at this price: a house of similar size with a twenty-five square metre pool, because the developer took the extra area indoors where it sells by the square metre. Here the trade went the other way. In a market where the booking decision is made from six photographs, a pool this size in front of jungle is the photograph.

The rooftop yoga shala is the second deliberate choice, and it is the one that differentiates the villa in its market. Ubud sells wellness — that is the whole basis of the town's tourism — and a great many villas claim it with a yoga mat on a terrace. A dedicated open-air shala, above the treeline, catching sunrise and sunset, is the real thing. For a guest it is the reason to book this villa over the one next door at the same price. For an owner living here, it is the reason the house works at six in the morning.

Three bedrooms is the most liquid size in Ubud and that matters more than it sounds. Two-bedroom villas are too small for the groups and families that make up most of the demand; five-bedroom villas depend on retreats and large parties and sit empty between them. Three fills from both directions — a family, a small group of friends, a couple who want space — and it is also the size an end-user buyer wants, which is what determines your resale. You are not restricted to selling to another investor.

The build is 2024, so everything is current: no roof to replace, no rewiring, no pool plant at the end of its life. The first five years of ownership carry no capital expenditure, which is worth more than it appears when you compare a yield on an older villa that has a renovation coming.

Peliatan is the reason the price works. It is the village immediately east of Ubud — temples, family compounds, woodcarving and painting workshops, and the traffic-free quiet that central Ubud lost years ago. Guests are minutes from the Palace, the Art Market and the restaurants, and they sleep in a village. Land in central Ubud is both dearer and worse for what a visitor actually wants.

The lease is twenty-five years.
