Why Investing in This Property

Six hundred square metres of land for a two-hundred-square-metre house is the ratio to start with, because it is what everything else here depends on.

Two-thirds of this plot is not built on. That is what allows a twelve-metre pool, a garden with depth rather than a border, and — most importantly — distance between the house and whatever comes next door. In Ubud, where land prices push developers to fill their plots and sell the view instead of the space, a villa that keeps four hundred square metres open is doing something increasingly rare.

The twelve-by-four pool is worth a moment. Twelve metres is a swimming pool: you can do lengths in it. The standard Ubud pool at this price is six or eight metres, which photographs well and is a bath. For an owner it is the difference between using the pool daily and looking at it; for a rental, it is the difference between a listing photograph that stands out and one that does not.

The two-storey layout with a first-floor balcony is a deliberate response to the site. At ground level you have the rice fields; from the balcony you clear them and get the mountains. That is the reason the house is two floors rather than one, and it means the best outlook in the property belongs to the upper bedroom and the terrace rather than to the living room — which is how it should be for a house someone actually lives in.

Three ensuite bedrooms is the most liquid size in the Ubud market. Two-bedroom villas compete with apartments and long-stay studios; five-bedroom villas depend on retreats and groups and sit empty between them. Three fills from both directions — a family, a small group of friends, a couple who want a spare room and an office — and it is the size an end-user buyer wants when you come to sell, which means you are not restricted to selling to another investor.

The practical rooms matter more than they read. A dedicated storage room and a separate laundry room sound dull and are exactly what a house lacks when it is rented: somewhere for luggage, cleaning equipment, pool kit and linen that is not a bedroom. Villas without them end up storing everything in the third bedroom, which costs you a bedroom.

Built in 2023, so nothing is due: no roof, no rewiring, no pool plant at the end of its life. The first years of ownership carry no capital expenditure, which is worth comparing against the yield on an older villa with a renovation ahead of it.
