Three hundred and sixty square metres of internal space in a four-bedroom house is the number to start with, because it is what this villa is actually selling.

Most four-bedroom villas in Sanur run between 200 and 280 m². Under ten minutes to Bali Mandara Hospital, which brings a second and entirely separate stream of long-stay tenants. And quick access to Sanur Port for the Nusa islands and the Gilis.

That combination — school families, medical visitors, retirees and holidaymakers — is why Sanur occupancy is steadier than anywhere on the west coast, even where the nightly rates are lower.
